Paramount Property – The People’s Developer
Leveraging on its track record for building highly valued addresses that stand the test of time, Paramount Property strives to deliver on its promise as the People’s Developer, by building enduring, high-value addresses such as Sejati Residences in Cyberjaya, ATWATER in Section 13, PJ, Greenwoods Salak Perdana in Sepang and two Utropolis locations in Glenmarie, Shah Alam as well as Batu Kawan in Penang, the northern region’s exciting new growth area.
Whether it is developing townships, stand-alone industrial, commercial, residential properties, or even affordable homes, Paramount keeps its customers foremost in mind with products that consistently bears the hallmark of quality finishing and timely delivery.
Moving forward, Paramount continues to grow its landbank to create desirable addresses that feature innovative, practical designs to meet the needs of the growing Malaysian population.
Getting on board the new shared economy business, Paramount has also ventured into the new and growing co-working space business under the brand Co-labs Coworking. This offers the Group an alternative recurring rental income and supports the take-up of space in commercial properties. Currently, Co-labs Coworking occupies two spaces – at Utropolis Marketplace in Glenmarie spanning 4,000 sq ft and another 20,000 sq ft at the Starling Mall. Riding on this momentum of growth, two more co-working spaces are set to open in 2019 – at Naza Towers in the KLCC vicinity and at Sekitar26 in Shah Alam which will be its biggest yet, at 40,000 sq ft.
From Townships to Integrated Developments
Paramount Property’s first property development project, Taman Patani Jaya in Sungai Petani, Kedah, was launched in 1981 and had established industry benchmarks in township design and planning. This gave Paramount the impetus to forge ahead with subsequent developments like the award-winning Bandar Laguna Merbok township, a luxury riverside residential address houses Kedah’s first gated-and-guarded community. In 2012, the launch of Bukit Banyan, a hilltop development built on 520 acres of land, further cemented Paramount’s position as the preferred developer in Sungai Petani.
In line with Paramount’s strategy to expand into high growth areas, the company achieved a milestone when it acquired 524.7 acres of freehold land in the Klang Valley in June 2003. Paramount Property’s first township in the Klang Valley, Kemuning Utama, is today a mature, self-contained township which is also home to Paramount Property’s first high-rise development, KU Suites.
Paramount Property has since expanded its footprint into other parts of the Klang Valley with Sejati Residences in Cyberjaya, a luxury residential development anchored by the iconic Chengal House clubhouse, ATWATER in Section 13, PJ which is an integrated high-rise development multi-generational living facilities and Greenwoods Salak Perdana in Sepang, a 237-acre township development in the Klang Valley that offers wide inviting spaces, tranquil parks and lush greenery.
Leveraging on its expertise in property development and education businesses, it launched Paramount Utropolis in Glemarie, a university metropolis anchored by KDU University College campus. This concept is mirrored in the Utropolis Batu Kawan development, which marks Paramount Property’s entry into the lucrative Penang property market.
This strategy will also be replicated in Paramount Property’s latest development, Berkeley Uptown Klang, which will be an integrated high-rise development anchored by Sri KDU International School.
Paramount Property has also built commercial and industrial property developments such as Surian Industrial Park in Kota Damansara and more recently, a boutique industrial development with an urban DNA called Sekitar26 in Shah Alam.
Paramount Education – Shaping Characters, Building Careers
Paramount has been involved in Education since 1983 and has supported tens of thousands of Malaysians and non-Malaysians in their pursuit of academic and intellectual development.
Paramount is the founder of the KDU brand. Kolej Damansara Utama or KDU as it was known, was set up in 1983, and was the first tertiary institution in Malaysia to offer the American Degree Transfer and twinning programmes. It has provided many Malaysians with affordable tertiary education options. Today, the KDU brand is boldly featured in three institutions, KDU University College, KDU Penang University College and KDU College.
Sri KDU, a private school, was set up in 2003 to meet needs for private school education. Sri KDU Schools, which started with the national curriculum expanded its offerings to include the international curriculum in 2011. Paramount also acquired R.E.A.L Education in 2017, making Paramount the largest K-12 group in Malaysia.
Always seeking to enhance value for its students, academics as well as shareholders, Paramount entered into a strategic partnership with Australian public research university, University of Wollongong, to elevate its tertiary education segment in an increasingly competitive market.
Paramount is also partnering with a strategic investor to take its K-12 education business to the next level of growth.
In January 2015, KDU University College moved from its original location in Damansara Jaya to its new flagship campus at Utropolis Glenmarie after it was upgraded to a university college.
With its state-of-the-art facilities and a contemporary teaching and learning environment, the new campus is designed to inspire and provide hands-on learning for real-world experiences. It boasts of nine fully equipped lecture halls, 60 classrooms, a multi-purpose hall, a 50,000-square feet library with learning pods, and a coffee bar as well as a 612-bed student village with direct access to campus facilities.
KDU University College Glenmarie offers a wide range of programmes at levels ranging from Certificate, Diploma and Degree to Masters. It has introduced home-grown degree programmes that are at the forefront of growing industries, which include hospitality, tourism and culinary arts, game development and computing, communications and creative arts, business, as well as engineering.
Spurred by the success of KDU College in Damansara Jaya, Paramount Education opened KDU College in Penang in July 1991.
The college, located in the heart of George Town, Penang, quickly grew to be one of the top in the state, known for among others, its strong industry linkages. It was the only private college in Penang – and the Northern region – to be awarded the prestigious 6-star, college-based rating in the 2014/2015 Malaysian Quality Evaluation System for Private Colleges (MyQUEST) exercise.
In 2015, KDU College Penang was upgraded to university college status, and its name changed to KDU Penang University College. Its new flagship campus at Utropolis Batu Kawan, which will commence operations in September 2019 with its first cohort of students in January 2020, is expected to spur the growth of this established educational brand in the Northern region.
KDU Penang University College is expected to continue to strengthen its strong industry linkages and provide industry-relevant teaching and learning facilities, thereby meeting real-world market demands.
KDU College, situated at the Damansara Jaya campus, offers quality international programmes with great student experience through its partnership with top universities around the world.
Its close collaboration with top-ranking foreign university and education partners also ensures students of globally-recognised pre-university and bachelor’s degree qualifications that are equivalent to those awarded by the partners’ home campuses.
This enables KDU students to have the best of both worlds at their doorstep.
In October 2001, Paramount expanded into private primary and secondary education, through the establishment of Sekolah Sri KDU which offers the national primary and secondary curriculum.
Located in an award-winning campus in Kota Damansara, Sekolah Sri KDU quickly garnered a reputation for high quality, all-round education, under its ethos of “letting every student shine”.
Testament to Sekolah Sri KDU’s sound pedagogy, Sri KDU Secondary School secured the top position among Malaysian schools in the Programme for International Student Assessment (PISA) 2012, placing it among top-ranked countries in the world in mathematics, science and reading.
In response to the growing preference for private schools offering international curricula, Sri KDU Schools opened the Sri KDU International School in September 2011, offering the British National curriculum.
In 2007, Sri KDU Schools introduced the International Baccalaureate Diploma Programme (IBDP) to provide a holistic education approach, equipping students with critical-thinking skills and a global outlook.
Also located in Kota Damansara, Sri KDU International School is backed by Paramount Education’s strong reputation for academic excellence, personal development and strong focus on pastoral care.
A new Sri KDU International School is being built at Berkeley Uptown Klang, which is Paramount Property’s latest development. It is slated to open in 2021 with a 1,500-student capacity.
In line with the Group’s strategy to scale up its primary and secondary school segments, Paramount Education inked an agreement on 11 January 2017 to acquire a 66% stake in R.E.A.L Education Group (R.E.A.L).
R.E.A.L has a strong presence in the kindergarten, primary and secondary and child enrichment programmes sectors under three key brands – R.E.A.L Kids, R.E.A.L Schools and Cambridge English for Life (CEFL). With an instant access to R.E.A.L’s 18,000 strong student base, 3 school campuses, 34 REAL kids centres and 64 CEFL centres, Paramount Education has emerged as the largest full-spectrum education services provider in Malaysia.
